The aim of our business is to make commercial real estate (offices, stores, warehouses, mixed-use buildings, etc.), with its higher yields than residential real estate and more tangible than the financial markets (stock markets, passbooks, bonds, etc.), accessible to investors who don't have the time or expertise to invest on their own or without the help of a professional.
When investing in commercial real estate, there are several long and complex stages, requiring experience, in which ANB Capital is involved. Throughout these stages, ANB Capital brings its know-how and network to bear on its clients' projects.
The investment process can be summed up in three distinct stages, each with its own specificities and challenges. These stages can be summarized as follows:
- Determination of an "investor profile", during an initial meeting between ANB Capital and the client, in order to discuss and define the type of investment and expected returns. Determining this "investor profile" will enable ANB Capital to select assets corresponding to the previously defined criteria.
- Once a list of several assets has been drawn up by ANB Capital, a study of each file is carried out to facilitate the investor's choice. During this study, a business plan and a study of the property and tenant environment are carried out to help in the decision-making process. Once the asset or assets have been identified, ANB Capital looks for the best way to finance the new acquisitions.
- Once the investment decision has been made and the main financing arrangements have been worked out, ANB Capital takes care of the legal and tax structuring of the company that will carry the asset(s) and the debt for their acquisition.
Once the acquisition process is complete, ANB Capital takes over the management of the assets to ensure the implementation of the business plans and the development of the assets.
