Commercial property management is a regulated activity, requiring authorization from the prefecture (the "carte de gestion") and specific compulsory insurance (business insurance and a financial guarantee). What's more, commercial property management encompasses a number of specific activities requiring experience and know-how in several fields.
The various stages involved in managing a commercial property can be summarized as follows:
- Technical management: this mainly covers asset maintenance and upkeep. This involves drawing up estimates for work to be carried out, monitoring and controlling the work, as well as carrying out tenant move-in and move-out inspections. ANB Capital works in collaboration with architects and renovation and construction companies.
- Lease management and administration: this activity mainly involves monitoring commercial leases (amendments, renewals, specific clauses, etc.), representing and administering the company holding the assets under management (management/chairmanship), and relations with tenants.
